JMK performs asbestos/lead surveys featuring bulk sampling and site inspection. Our technical staff includes AHERA-Certified Inspectors, State-Certified Asbestos Consultants, DHS-Certified Lead Inspectors/Assessors and OSHA-Certified Site Surveillance Technicians. Our highly experienced team prepares Operation & Maintenance Plans for residential properties. All plans are produced in accordance with related rules and regulations, including guidelines set by Fannie Mae.

JMK’s inspection includes visual examination and sampling of suspicious asbestos containing materials (ACM) and lead-based paints (LBP). The objective of the inspection is to observe the friability, deterioration and condition of collected samples and create a physical description. EPA sampling guidelines (EPA 560/5-85-024, 1985) for Controlling Asbestos-Containing Materials in Buildings and OSHA’s regulations concerning building inspection and hazard assessment for asbestos (29 CFR 1926.1101) are referenced throughout our inspection.

Laboratories accredited by NIST/NVLAP, PAT and AIHA are retained for analysis of collected samples. Polarized Light Microscopy with Dispersion Station (PLM/DS) is used in accordance with the EPA’s Interim Method of the Determination of Asbestos in Bulk Insulation Samples (EPA-600-M4-82-020), NIOSH’s Method 7403 (Federal Register/Volume 47, No. 103/May 27, 1982) and 40 CFR 763, Subpart F. Lead-based paint chip sampling and analysis is done by EPA Method 3050/7420 LBP Paint Chip Testing Protocol and XRF.

Licensed/certified teams of abatement crew personnel and supervisory staff members oversee the removal, encapsulation or enclosure of all ACMs and LBPs. JMK also provides an independent consulting service for continuous air monitoring, air quality testing and verification of compliance with air emission regulations. This service employs a well-qualified QAQC staff and certified consultants to insure rigorous quality control at all times.

JMK performs abatement of lead paint coatings from metal, masonry and wooden surfaces using a variety of technologically advanced approaches. Sandblasting, high pressure water blasting, CO2 pellet blasting, caustic stripper applications, and manual removal operations under air-tight, negative pressure conditions are all available. Each abatement technique is carefully selected with the economic, time and performance constraints of our clients in mind.
