When the Phase I ESA reveals RECs warranting further investigation, JMK recommends a Phase II subsurface ESA to characterize any contamination associated with the property. The Phase II ESA involves drilling and sampling of soil or groundwater and subsequent lab analysis of the soil, soil vapor and groundwater for target contaminants. Phase II ESA is also recommended as part of continued monitoring, or when the property is under the local regulatory agency oversight program, and is often conducted to set depositive baseline conditions prior to the sale of a property by a petroleum industry party.

JMK's Phase II ESA typically features multiple soil borings performed by various types of site specific boring methods ranging from simple direct push probe to mud rotary drilling. Groundwater monitoring wells are sometimes installed so that the direction of groundwater flow can be identified and in case the continuous sampling of groundwater is required for pollution characterization or plume delineation.
